  • This page is designed to simplify the process of ordering disclosure documents from one of our client community associations. If you have any questions, feel free to call our office or send an email to [email protected]

    To get started, please select one of the options below so we can narrow down the list of available documents and click next.
  • Please select one of our client associations in the drop down box below. A list of the documents available for that community will appear once a community is selected. If a document you are looking for is unavailable for a particular community (i.e. a resale certificate), our firm is not authorized to prepare or release that document. In those cases, please contact the community's on-site management office or a Board member.

    Some associations are self-sufficient and need no outside help. Or the association may be budget conscious. Yalnes, Inc. understands! One of our very basic levels of service includes only the bare bones necessities allowing the community association to take charge of their operations and save money. If you are reading this paragraph, you selected a community that has alternate plans for disclosure documents and our firm is unable to assist. We are sure you are reading this because someone indicated we were the go-to for the information you are looking for, but that is not the case. On-site management office, a volunteer board member, or another third party provider works with this community to deliver the records and answer the questions you may have. Our team might not even know who that is, so your best bet is reaching out to the individual who directed you to this page.
  • This data sheet is prepared to assist in the process of selling a home. You, the owner, already have access to all relevant information on the association website and / or other publicly available sources at no charge to you. It just needs to be reviewed and consolidated, which can take a few hours. For your convenience, we've consolidated, included, and summarized everything you and your real estate professional may need from your community association in the process of putting your home on the market.   • Resale Cert Unavailable
    Generally, one would see a resale certificate as one of the options right in this spot! The association you selected and are working with must be a Homeowner's Association (as opposed to a Condominium Association) which has not elected to come under the new Washington Uniform Common Interest Ownership Act (WUCIOA), which took effect on July 1, 2018. As such, a resale certificate is unavailable.
  • A disclosure document prepared in accordance with Washington State Statutes. Required and available for all condominium sales. Unavailable for homes located within a Homeowner's Association (as opposed to a Condominium Association). Some companies charge outrageous expedite fees and/or make you drive to their office to pick up the resale cert.   • ***Update Only*** Select this option only if you ordered and received a resale certificate within the last six (6) months.
  • Also known as Condo Questionnaire and/or Association Certification. The disclosure is prepared on a standard template with everything just about every lender requires and includes a current budget, most recent financials, and a certificate of insurance.   • Also known as Condo Questionnaire and/or Association Certification. Use this option if you are a lender requiring your own specific disclosure document. Upload the form on the next screen and/or order additional association records. Our documents are generally issued within 2-3 business days of order (often much quicker) and delivered electronically.

In addition, they most likely have already been provided to the buyer as part of the resale certificate. You will receive an email confirmation once the order is placed. Please include a copy of that confirmation with your payment to avoid processing delays.
